FEMA flood-hazard mapping is a starting point

Create a water-specific verification list
For each mapped result, note whether it intersects the boundary, lies nearby, or applies only to a larger watershed, tract, or county. Open the source, record its date, and identify local or state information that could be more detailed. Ask how water affects roads, building areas, septic, emergency access, insurance, maintenance, habitat, and the intended use across seasons.
Escalate material questions to the floodplain administrator, wetlands professional, environmental consultant, engineer, utility, well or septic authority, water-rights office, insurer, lender, and attorney as appropriate. Water evidence is most useful when it drives precise questions rather than a generic high- or low-risk label.
Prepare a water and drainage review
Review topography, roads, culverts, channels, ponds, wetland mapping, flood information, multi-season imagery, and local drainage records together. Mark low areas, crossings, disturbed ground, erosion, debris lines, ponding, and routes that could isolate the intended area of use.
