LandBinder provides preliminary public-data screening. It does not provide a survey, title opinion, appraisal, legal advice, engineering advice, environmental determination, permit decision, or guarantee.

Accounts and appropriate use
Map browsing, public layers, search and parcel previews may be available without an account. A free account is required to run live analyses, save or compare reports, request optional market data, and export results. You may use the service to organize preliminary land research and identify matters that require verification. You are responsible for confirming material facts with record custodians, local authorities, utilities, licensed professionals, and field investigation before relying on them.
Data limitations
Government services can be incomplete, generalized, delayed, unavailable, or inconsistent across jurisdictions. A blank map, zero returned records, failed source, or missing feature is not proof that a condition, restriction, right, hazard, facility, or record is absent.
Boundaries and legal rights
Mapped parcel and user-supplied geometry are approximate screening boundaries. They do not establish corners, acreage for conveyance, ownership, title, easements, access rights, zoning rights, water rights, mineral rights, or encumbrances.
Third-party sources
Source data remains subject to its provider’s terms, documented coverage, release schedule, and limitations. Links are supplied for verification. Optional paid-provider results remain separate from the evidence report and do not alter its findings.
Buyer workspace and private documents
The due-diligence workspace records research progress; a status such as requested, verified, complete, or not applicable is a user-controlled workflow label and is not a certification by LandBinder. You may upload only documents you are authorized to store. Uploaded documents remain private to the account and are not independently authenticated, interpreted as legal advice, or included in public reports.
Prohibited use
Do not attempt to bypass access controls, extract secrets, overload providers, misrepresent screening results as official determinations, or use the service to facilitate unlawful discrimination, harassment, or unsolicited bulk outreach.
Availability and changes
Features and sources may be changed, limited, suspended, or removed to protect users, providers, data rights, cost controls, or service reliability. Reports should be exported with their provenance when retained for later reference.
No warranty
The service and its reports are provided for screening on an “as available” basis. To the extent permitted by law, no warranty is made that any result is complete, current, accurate for a particular purpose, or suitable for a transaction or development decision.
